    Chapter 18 – The Weekend – August 10 & 11

    Bette and Tina did a complete walk around the house and then a complete walk about outside the fence giving privacy to the property.

    Tina:  Well, what do you think?

    Bette:  I really like it.  What about you?

    Tina:  I love this house. It looks better today than when we looked the other day. I can see you and I living here for the rest of our lives. Plenty of room. Great storage closets. An elevator. Privacy for us. Privacy for Daniel and plenty of room for Mary if she wants to join us.

    Bette:  I think it’s a great house. It has so much character and yes, I can see us living here. So, do you want to make an offer on this house?

    Tina:  I’m ready but of course we can keep looking.

    Bette:  Let’s go find Vivian and make an offer.

    Tina:  Vivian, you said the list price is $7,999,000. We want to make an offer on the house.  But we do not want to start at that price.  Of course, we want the owners to know we are serious about this offer.  We do not want to insult the owner with our offer.

    Vivian:  Okay, what would you like to offer?

    Tina:  How about $7.5 million. It will be a cash deal and not subject to financing. It will be subject to an inspection report and a lien search which should be free and clear and building code letter that all remodeling in the last 10 years was in accordance with the building codes at the time the remodeling took place and that it is zoned for residential single family home.  Any repairs and maintenance individually or cumulatively in excess of $25,000 will be subject to a price adjustment and anything less we will assume responsibility for. That will exclude replacement of carpets or painting. We are willing to close in as soon as two weeks but no longer than 30 days.

    Vivian was writing as fast as she could go. She then went over everything Tina had just said. She then looked at Bette and asked if there was anything else?

    Bette:  Yes, the kitchen appliances and the outdoor appliances will remain with the house and be included in that price. They can take the two washers and dryers. But the refrigerator, stove, microwave, garbage disposal, garbage compactor, wine cooler, stove tops, outdoor kitchen and freezer units all are included in the price.
